The construction work is phase two of Peabody’s regeneration masterplan for the area. There will be 2,800 new homes in South Thamesmead when all seven phases of the regeneration are complete.
Of the 329 homes being built by Lovell in this phase, 42 per cent will be affordable. This includes 59 homes for people moving from the nearby Lesnes Estate, which will be demolished and rebuilt in later phases.
More than 180 households from the Lesnes Estate have already moved to the neighbouring first phase of development at Cygnet Square, which was completed in 2022.
Matthew Foulis, Peabody’s director of place and regeneration, said: “This is an exciting step forward in the second phase of regeneration, particularly because it’s the first time that local people can start to see the structure of the new homes take shape.
"This new development will offer high-quality new homes to many Peabody tenants and resident homeowners from the nearby Lesnes Estate, as well as welcoming new families to Thamesmead. Keeping the established community together is a priority for us.”
The design and development of phase two involves lead architects Karakusevic Carson Architects, landscape architects Turkington Martin, structural and civil engineers Price & Myers, and mechanical and electrical consultants Waterstone Design.
