South Thamesmead

The seven-phase South Thamesmead masterplan will deliver up to 2,800 new homes close to the Elizabeth Line station at Abbey Wood. 

Southmere - phase one 

Southmere is the first phase of the masterplan. The scheme, which completed in 2022, has created 534 new homes (of which 55% are affordable), a new public square, a public library with community facilities (The Nest), commercial space for shops, services and cafes, and outstanding shared spaces. 

South Thamesmead – phase two 

Next to Southmere, on the site of the former Binsey Walk development, is the second phase of the South Thamesmead regeneration. The site is part of the Abbey Wood and South Thamesmead Housing Zone. We were granted outline planning permission in 2016 for 329 new homes (42% of which will be affordable). 

Groundworks on the site began in March 2023 and construction will complete in 2027. 

South Thamesmead – phases three to seven 

The regeneration of phases three to seven will see up to 1,950 homes, new commercial premises and high-quality green spaces close to Abbey Wood Station.

We now want to talk to you about plans for the third phase. This is the site that used to be Coralline Walk. The outline planning application for this development was supported for approval by Bexley Council.

Keeping the community together

We're currently buying back homes on the Lesnes Estate (phases four to seven), which will eventually be demolished.

We’re committed to keeping the community together. We have offered all resident homeowners a chance to live in an original concrete home nearby, or the opportunity to buy a home in the new development or elsewhere. Tenants paying social rent will continue to pay social rent.
