South Thamesmead Phase 2

Phase 2 of South Thamesmead (on the site of the former Binsey Walk development) will be located on the lakefront next to Phase 1 at Southmere Village. The site is part of the Abbey Wood and South Thamesmead Housing Zone and we were granted outline planning permission in 2016 for 329 new homes.

We are now working on a detailed planning application. Some 42% of homes in Phase 2 will be affordable housing (a mix of social rent, London Affordable Rent and shared ownership). The new homes will range from one-bedroom apartments to larger family homes. Many homes will have views over Southmere Lake.

Public consultation

We have appointed Karakusevic Carson Architects and Turkington Martin Landscape Architects to develop design proposals for South Thamesmead Phase 2. In April 2022, we held an initial public consultation event online and at The Nest in Southmere. This was an opportunity for local people to learn more about the project, meet the design team, and to tell us more about what they would like to see on the lakefront location.

We are looking to hold a second consultation event in June 2022. This is to get your feedback on our detailed proposals for South Thamesmead Phase 2 before we submit a planning application in Summer 2022. If we receive planning permission, we are hoping to start construction work in early 2023.
